St. Mary’s Court in Preston, Lancashire, underwent a significant transformation, transitioning from its origins as a school to a wholesale supply unit before evolving into our latest residential complex. However, The project, initiated in May 2021 and completed in June 2022, involved extensive renovation work and structural upgrades to restore its allure.
Before its transformation, St. Mary's Court had a rich history dating back over a century. Originally serving as St. Mary’s Methodist School around two hundred years ago until the mid-20th century, the building witnessed generations of students passing through its halls.
Over time, its purpose evolved, and it was later repurposed as a storage space.
Despite the passage of time, the building managed to retain its historic charm.
One of the major challenges encountered was the construction of the 3 story steel frame within the existing building to create a 3rd storey and increase the quantity of apartments in the building. The deteriorated state of the roof also required a large portion of repairs to ensure structural integrity and weatherproofing. Additionally, the building's interior underwent a complete overhaul, necessitating the installation of new partition walls.
Another key aspect of the renovation involved the replacement of outdated windows with new, energy-efficient ones. This upgrade not only enhanced the building's aesthetic appeal but also improved insulation and energy efficiency, contributing to long-term sustainability.
Furthermore, the outdoor spaces received attention with the installation of newly tarmacked parking spaces, paving and landscaping scheme. This revitalization not only improved accessibility but also added to the overall curb appeal of the property.
Inside the apartments, the aesthetic and functional aspects were a big focus. Bedrooms were designed to offer a serene ambiance, with a modern colour palette and subtle flooring tones.
Kitchens were outfitted with stylish yet practical features, including granite-imitated countertops, chic dark-grey cabinets, and modern appliances, catering to residents' culinary needs.
The bathrooms underwent a contemporary makeover, featuring glossy wall tiles, modern fixtures, and ample storage solutions. These upgrades not only elevated the living experience but also added a touch of luxury to everyday routines.
Despite the challenges encountered during the renovation, the end result was a great testament to teamwork and our dedicated development process. To mark the success of this project, on the 28th of March, a long-term lease was signed with a reputable registered housing association to oversee St. Mary's Court. Under the arrangement, the housing association will deploy 24/7 on-site staff dedicated to assisting the vulnerable adults who are tenanted at St Mary's. This partnership underscores a commitment to utilizing the property for social housing purposes, ensuring that St. Mary's Court serves as a safe and supportive environment for those in need within the Preston community.
